Why Attic Insulation & Air Sealing Comes First

Attic Insulation & Air Sealing is usually the most direct way to make a Naples house easier to cool. Under a dark shingle or tile roof in August, attic air gets far hotter than the outdoors. Every gap in the ceiling, from a recessed light to the space around a plumbing vent, lets that heat and the moisture with it pull into the rooms below whenever the AC creates even a slight pressure difference.

Seal, then insulate

We start by closing the holes: the attic hatch, top plates, wiring and plumbing penetrations, dropped soffits over kitchen cabinets, and the open chases common in homes built before the 1990s. Foam, caulk and fire-rated sealant each have their place. Only after that do we add insulation, so new material is not sitting over open leaks.

How deep is enough?

The 8th Edition (2023) Florida Building Code, Energy Conservation lists R-38 for ceilings in Climate Zone 2, which includes Collier County. Many attics in older Naples homes have a fraction of that, crushed down by years of AC service trips.

Blown-in or spray foam?

If the attic is vented, open and easy to reach, blown-in fiberglass or cellulose over a sealed ceiling is usually the lower-cost path. If the ducts and air handler are up there, or the roof is being replaced, foam on the roof deck may be the better investment. We price whichever options fit.

Signs your attic needs work

A ceiling that feels warm on a summer afternoon, an AC that runs nearly nonstop, dust streaks around ceiling vents and light fixtures, and insulation you can see the ceiling joists through are all common signs. We check each one in person.

Rebates

FPL's ceiling insulation page lists an instant rebate for customers whose existing attic insulation is under R-8, with conditions, including a home energy analysis and an FPL-approved participating contractor. Check the program before scheduling. Call (239) 977-5375 or get a free estimate.

What This Covers

What an attic job can include.

Air sealing the ceiling plane

Sealing top plates, can lights, chases, soffits, wiring holes and the attic hatch before insulating.

Blown-in top-up

Fiberglass or cellulose blown to the target depth, with depth markers so you can check it.

Baffles and vent clearance

Keeping soffit vents open so a vented attic still breathes after insulation is added.

Hatch and pull-down stair covers

Insulated, weatherstripped covers for the opening that often leaks the most.

How It Works

1. Attic inspection

We measure existing depth, locate ducts and the air handler, and check for leaks, pests and moisture.

2. Written plan

The quote lists each sealing task, the insulation type and depth, and the target R-value.

3. Seal

Penetrations, top plates, chases and the hatch are sealed first.

4. Insulate and mark

Insulation goes in to depth with rulers or markers, and we show you the finished attic in photos.

Attic Insulation & Air Sealing Questions

What R-value should a Naples attic have?

The current Florida energy code lists R-38 for ceilings in Climate Zone 2, which covers Collier County. Existing homes do not have to upgrade, but R-38 is a sensible target when you add insulation.

Why seal the attic if I am adding insulation anyway?

Loose-fill insulation slows heat but does little to stop air. Hot, humid attic air keeps leaking through gaps under the new insulation unless they are sealed first.

Will more insulation make my attic hotter?

The attic may run about as hot as before, but less of that heat reaches the rooms below. That is the point: the attic stays outside, the house stays inside.

Is my AC unit in the attic a problem?

It means the ducts and air handler sit in the hottest part of the house. Sealing duct joints helps, and foaming the roof deck brings them inside the conditioned space. We explain both.
