Insulating a City Built Close to Sea Level

Spray Foam Insulation in Naples has to deal with a long cooling season and a housing stock that is older than many visitors expect. The city was settled in 1886, and American Community Survey estimates (via Point2Homes) put the median year built at 1983, with about 40% of homes dating from 1960 to 1979. Plenty of those houses still have their original attic insulation, or what is left of it after decades of AC service trips.

What the attic is up against

Naples Airport's 1991 to 2020 normals list average highs near 91 F in July and August and about 49.55 inches of rain a year, with the wet season running May through October. Heat builds under the roof all afternoon, and humid air rides in through every gap in the ceiling. When the air handler and ducts sit in that attic, a big share of what you pay to cool the house never reaches the rooms.

Storms and rebuilding

Wikipedia's summary of Hurricane Ian puts the damage to the city at an estimated $989 million, and much of the Naples area, including Pelican Bay and Bay Colony, lost power for several days. Many homes got new roofs afterward. A re-roof is a practical time to talk about foam on the underside of the deck, because the roof is new and dry and the attic is going to be disturbed anyway.

Condos, villas and part-year homes

At the 2020 census, 46.1% of the city's 18,225 housing units were vacant, which mostly reflects seasonal owners. A closed-up home still has to be kept cool and dry through the summer. Better attic insulation and air sealing make it easier for the AC to hold humidity down while you are away. For condos, we coordinate with the association on access, parking and work hours.

What a visit covers here

In a typical Naples ranch house we start at the attic hatch, usually in the garage or a hallway closet, and work out toward the eaves. We measure depth in several spots, look at how the air handler platform and duct trunks are laid out, and check the underside of the deck for stains left by past storms. If you have a tile roof, we note the underlayment age too, because that decides whether roofline foam should wait for a re-roof.

Flood rules

The city adopted new FEMA flood maps in 2024. Homes in AE, VE and AH zones follow floodplain rules, which can affect what can go below the base flood elevation. We keep insulation work to attics, roof decks and walls above that line unless your plans say otherwise. Call (239) 977-5375 or get a free estimate.

Naples Questions

Is spray foam worth it in an older Naples ranch home?

When the ducts and air handler are in the attic, foam under the roof deck usually makes the biggest difference. If the attic is open with no equipment overhead, sealing the ceiling and adding blown-in insulation can be the better value. We price both where both fit.

Can you work in my condo building?

Yes, with the association's approval. Top-floor units under a flat roof and units with attic space are the usual candidates. We plan access and ventilation around the building's rules.

Should I insulate before or after a new roof?

Roof deck foam goes in after the new roof is on and dry. Attic floor work can happen either way. Let us know your roofer's schedule and we will plan around it.

Do you check for termites before insulating?

We look for mud tubes, frass and damaged wood in the attic and at the slab edge while we inspect. If we see signs of activity, we stop and recommend a pest inspection before any insulation goes in.
